Is this legal advice?
No. The dates and checks are general information with their official sources. The builder answers each claim; ask a lawyer when in doubt.
When does the warranty start?
On the date of the delivery record (acta de entrega). Finishes and the vital lines have one year; the stability of the work has ten.
What are the vital lines?
The networks, pipes and elements that carry electricity, water and fuel such as gas, as the decree defines them.
Does a claim by phone count?
The decree asks for the claim in writing within the term. Send the letter by email or share it, and keep proof that it was received.
What if the term has ended?
The legal warranty no longer applies to defects not claimed in writing within it; the builder may still agree to a repair. A defect claimed in time can be taken to the SIC or a judge within the year after the term.
Do my photos leave the phone?
Only when you share a claim with them. The app has no account and no internet access.
